Special programs

Self-employed, newcomer or physician: programs exist that take your reality into account.

Every path is unique. Some situations don’t fit lenders’ standard criteria, without reflecting your true financial capacity. Fortunately, programs exist that take these realities into account.

As mortgage brokers, we know these programs’ criteria and the lenders that offer them. Here are the situations in which we most often support clients, anywhere in Québec.

Self-employed workers

As a self-employed worker or entrepreneur, your tax returns don’t always reflect your actual income or your business’s profitability. Deductible expenses reduce your taxable income, which is a tax advantage, but can make it harder to get a traditional mortgage.

Programs are designed specifically for self-employed workers and business owners:

  • An income analysis that fits. Depending on the program, the lender may add back certain expenses to your income, or consider your financial statements or business bank statements, rather than relying only on your notices of assessment.
  • Financing that matches your real capacity. We highlight your business’s strength to give you access to the property you want, without calling your tax planning into question.

Documents usually requested

  • your tax returns and notices of assessment for recent years;
  • your business’s financial statements, if applicable;
  • proof of the business’s existence (registration, tax numbers, etc.);
  • your personal and business bank statements.

Alternative & private lending

Newcomers to Canada

Settling in a new country is a big project, and building a Canadian credit history takes time. Not having a credit history in Canada doesn’t prevent you from becoming a homeowner.

Programs for newcomers have adapted criteria:

  • Recognition of your history. A credit report or a reference letter from your financial institution in your country of origin may be used.
  • Other proof of good payment habits. Your payment habits can be shown through your rent payments, or your electricity, phone or other utility bills.
  • Several eligible statuses. These programs are for permanent residents and, depending on the lender, certain work permit holders.

What to prepare

  • proof of your status in Canada;
  • proof of employment and income in Canada;
  • proof of the source of your down payment, especially if it comes from abroad.

We guide you step by step to put together a solid mortgage application and make your settlement in the country a reality. We also give you advice on building your Canadian credit from the moment you arrive.

Medical residents and new physicians

As a medical resident, your current pay doesn’t yet reflect your full potential. A new physician, for their part, doesn’t always have the income history lenders usually require. After long years of study, you might feel you have to delay buying a home.

Programs are designed to take the realities of your profession into account:

  • Your future income taken into account. Some lenders can use an income projection based on your specialty to qualify you now, without waiting for several years of practice.
  • Adapted terms. Depending on the lender, these programs may offer advantages such as relaxed down payment requirements.
  • Wealth built sooner. By becoming a homeowner early in your career, you build equity instead of putting off that investment for a few years, which has a real impact on your wealth at retirement.

We guide you through these programs’ criteria to make your real estate project happen without waiting, taking your student debt and career plan into account.
